Terms & Conditions

  1. We would require a non-refundable deposit of 25% of the rental price to be paid at the time of booking. Bookings made 8 weeks before your arrival date should be accompanied by the full amount of your agreed rental price.
  2. The balance is required be paid so as to arrive no later than 8 weeks before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation and the client will remain liable to pay the balance of the rent.
  3. All cancellations should be immediately notified by telephone and email. If you cancel your holiday less than 8 weeks before it is due to start, then the full balance remains due and is not refundable.
  4. A security deposit of £200 or Euro equivalent will be required in cash on your arrival and will be refunded upon your departure assuming no damages are incurred by you or any member of your party, all keys are safely returned and that you agree to indemnify us in full for any loss or damages that we may incur as a result.
  5. We strongly advise that you take out comprehensive travel insurance. If you choose not to then you must accept responsibility for any loss that may occur due to your cancellation.
  6. Check-out time is 10.00, check-in time is from 15.00 (unless prior arrangement has been made). This is to enable the property to be prepared in time for the new arrivals. We try to be very flexible, depending on change over days. We will do our best to fit in with your flight times.
  7. We have endeavoured to provide you with the highest standards. Please treat the facilities & villa with care so that other guests may continue to enjoy them. In the event that you notice damage, please let us know immediately so that we can take the appropriate action. If there are any breakages during your stay, we would be grateful if you could replace them or advise us.
  8. The number of persons using the property at any time must not exceed the number listed on the booking form, in any circumstances. We reserve the right to terminate the booking without notice and without refund in case of breach of this condition.
  9. All properties operate on a self-catering basis.
  10. We or our representative reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes. We would always endeavour to give you due notice.
  11. Strictly no smoking inside the property.
  12. We reserve the right to make a charge to cover additional cleaning costs if the client leaves the property in an unacceptable condition.
  13. The client may in no circumstances re-let or sub-let the property.
  14. The internet connection is available (at no extra cost) subject to technical availability.
  15. The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or pool.
  16. Beach towels are provided so please do not take any indoor towels outside or to the beach.
  17. Please do not take inside furniture outdoors.
  18. Under no circumstances shall we have any liability to you for loss, injury or damage of any kind incurred as a result of the use of the property.
  19. Any problem or complaint which the client may have concerning their holiday should be immediately reported directly to us and we will do our best to put matters right. Any complaints not reported to us at the time and only reported after the client has returned from holiday will not be considered by the proprietor.
